Repair, or remove and start again?

Small areas of damage can often be patched. When a coating is lifting across the floor, it usually needs to come off completely so a new system can bond to the concrete. Photos help the contractor tell which you need.

Common repair jobs

  • Patching chipped or damaged areas of an existing coating
  • Filling cracks, joints and spalled concrete
  • Recoating worn traffic lanes with a fresh topcoat
  • Repairing hot-tyre damage in garages
  • Preparing a damaged slab before a new coating

Signs a coating needs removing

  • Peeling or flaking across large areas
  • Bubbles and blisters throughout the floor
  • Coating lifting under car tyres
  • DIY garage paint wearing through
  • Coating coming away in sheets when scraped

Getting the old coating off

Failed coatings are usually removed by diamond grinding, sometimes with more aggressive tooling for thick layers. The aim is to get back to clean, sound concrete, so the new system bonds to the slab rather than to the old coating.

The contractor will also look for why the old coating failed, such as moisture, contamination or poor preparation, so it does not happen again.

Common problems and fixes

These are the problems contractors see most often, and the usual way to deal with them. The right fix depends on the cause.

What a repair or removal job involves

Small repairs can take a day. Full removal and a new coating usually take a few days. The contractor will confirm timing after seeing the floor.

Cure times

Repair materials and new coatings both need time to cure. Ask the contractor when the floor can be walked on and driven on.

  1. Assess the damage. Find the extent of the problem and why it happened.
  2. Remove or cut back. Failed coating is ground off, or damaged areas are cut back.
  3. Repair the concrete. Cracks, chips and spalling are filled and levelled.
  4. Recoat. A new system, or a patch and topcoat, is applied.
  5. Cure and handover. The floor cures before it goes back into use.

What a proper repair does

  • Deals with the cause, not just the symptom
  • Gives the new coating a sound surface to bond to
  • Restores a clean, uniform floor
  • Avoids repeating the same failure

Worth knowing

  • Patches on existing coatings may not match perfectly
  • Removing old coatings adds time and cost
  • Moisture problems need to be solved before recoating
  • Some old coatings are very hard to remove

What affects the price

Repair and removal jobs vary a lot. These are the main factors.

  • How much coating needs removing
  • Thickness and type of the old coating
  • Amount of crack and concrete repair
  • Moisture or contamination problems
  • The new system you choose

Avoiding the same problem again

Most coating failures come back to preparation, moisture or a coating that was too thin for the job. Ask the contractor to explain why the old floor failed and how the new system deals with it.

After the repair, follow the cure times before driving on the floor, and clean up oil and chemical spills promptly.

Repair and removal questions

Small damaged areas sometimes can. If the coating is lifting across the floor, patching usually just moves the problem, and full removal is the better option.

Common causes are poor preparation, moisture coming through the slab, oil contamination, coating over old paint, and coatings too thin to handle hot tyres.

Only if the old coating is sound and well bonded, and it is properly sanded or ground first. A failing coating needs to come off.

Usually by diamond grinding, which removes the paint and prepares the concrete in one step.

Static cracks repaired properly usually stay hidden. Cracks that are still moving can reappear through any coating.
